In 2008, River Station became a deed restricted subdivision with 83% of the homes (and counting) becoming permanent members of the River Station Community Association. Full membership in the RSCA is automatic and required for new residents purchasing a home from an existing RSCA member. The board has signed and recorded both the Permanent Membership Declaration and Covenants with Gwinnett County . If you have any questions about the permanent declarations and covenants, please email

Purpose of the permantent declarationsThe goal of the RSCA is to enhance and protect the desirability and attractiveness of River Station. Permanent membership will help ensure our great neighborhood’s future, allowing us to have the financial wherewithal to maintain and enhance our common grounds and recreational facilities. We want every household in River Station and River Bank Run at River Station to become active RSCA members. Full MembershipFull members are entitled to vote, participate in all social activities and have use of all RSCA common grounds and recreational facilities, including the swim and tennis facilities. Read more about Full member benefits here . Civic Membership (grandfathered)Civic memberships are not available to new residents and will eventually cease to exist. Civic memberships were a class of membership offered during the enrollment period leading up to the permanent declarations going into effect in 2008. Upon the sale of a Civic member property, the property automatically converts to Full membership. Current Civic members may convert to Full membership at any time. Civic members are entitled to use River Station’s common grounds except the swim and tennis facilities (inside the fences). Civic members may also vote on neighborhood matters and attend social events that take place outside of the swim and tennis facilities. From time to time, the RSCA board of directors may, at its discretion, allow Civic members to attend social events that take place within the swim and tennis facilities. Non-MembersNon-members are households who did not sign the Consent Form of the Permanent Declaration. If you are considering moving into our neighborhood, please note that the initiation fee is affected if the seller is a non-member household. Please consult the Permanent Declaration: Section 6 Dues and Assessments, page 10, paragraph (h) for an explanation of the initiation fees. Please do not hesitate to inquire from the board about the membership status of a particular property. |
